This recent barn conversion offers ground floor accommodation for up to six guests with two bedrooms and a sofa bed in the lounge. Bedroom one has a king size bed and has use of a separate shower room which can also be accessed by guests using the sofa bed. Bedroom two has a king size bed which can be made up as two singles and has an ensuite shower room. The open plan living area allows a versatile space for a family or group with a fully equipped kitchen, dining table and lounge with large TV and DVD player. Outside the barn has a dedicated terrace area with table, chairs and BBQ and access to our luxury hot tub. Set within the 3 acre gardens and woodland of Cotenham Barn, guests are welcome to investigate the gardens and make use of the footpath which leads from the property to Ranworth and good local pub.

This large room is tucked away at the top of the house giving a feeling of privacy it will appeal to a couple wanting a larger room/suite with lounge area or a family wanting accommodation all in one room. Featuring a comfortable sofa which can be made up as a sofa bed, a large flat screen TV, selection of DVD's, beverage making facilities including coffee maker, fridge and en suite shower room. The sofa bed is recommended for two children or one adult. This is our only bed and breakfast room in the house, you will be treated to our great breakfast served in the breakfast room. Please note this room does not have access to our hot tub.

This cosy barn conversion is ideal for those who want to get away from it all and enjoy nature and wildlife. Tucked away at the back of the property away from other accommodation this en-suite room has a double bed, seating area and kitchenette with fridge, microwave kettle and toaster. The Nook has a large picture window with views across the lawns and pond to the fields beyond, the garden and pond attract many different wild birds and animals including Deer, Rabbits, Ducks and Moorhen, Marsh Harrier, Heron, Kingfisher, even an Otter on one occasion. A footpath from the garden will take you to Ranworth which has a good local pub. Set within the 3 acres of Cotenham Barn, guests are welcome to investigate and relax in our gardens. Please note, this accommodation does not have access to our hot tub.

Cotenham Barn Information
Description
Located in the Norfolk Broads National Park with easy access to many Broads villages, Norwich city, the beautiful North Norfolk coastline and many local attractions, Cotenham Barn makes the perfect base for a short break or longer holiday all year through. Set in 3 acres of gardens with a large pond and woodland, Cotenham Barn is a place to relax, unwind and enjoy the countryside. The garden itself offers many places to sit and watch the nature. there is a footpath leading from the garden across fields or country lanes to Ranworth village. Cotenham Barn offers a variety of accommodation types to suit most tastes and welcomes couples, families and larger groups across the site. With traditional Bed and Breakfast rooms in the main barn as well as holiday cottages, all buildings were originally farm buildings which have been lovingly converted by the owners to provide a peaceful and unique environment. Free on site parking and Wifi. Hot tub access available to our Garden Cottage and Long Barn only.
Cotenham Barn is owned by Jill and Phil Wakley where they run a Bed and Breakfast and Holiday cottage business. The property was pretty much derelict when the previous owner bought it in 1985 and completely transformed what were essentially barns for animals and storage of farm machinery into, initially, a furniture workshop and show room and later a family home. The gardens, pond and wood cover 3 acres in total. We moved here in 2012 with a view to further develop the property to cater for tourism. Thank you for taking the time to read about us and our endeavours at Cotenham Barn. We both have a nursing backgrounds Paediatric and Psychiatry respectively, Phil also served in the RAF. We are now kept busy making further developments as well as maintaining the buildings and garden. We feel that we possess many of the skills required to look after our guests and it is our sincere aim to do all we can to ensure that each and every guest has an enjoyable experience that they will remember for all the right reasons. We look forward to welcoming you.

Accessibility
Bed and breakfast rooms are upstairs, the stairs are wide with a sturdy handrail. The cottages are on one level and one cottage is suitable for wheelchair users and those with limited mobility.

From Norwich on the B1140:
Go straight through and over all the traffic lights and mini roundabouts you come to. After approx. 7 miles there is a T junction at Scott's Corner. Turn left and Cotenham Barn is the second drive on the left - about 75 yds.
If you're coming from anywhere to the West, South or East of us the easiest route would be to join the A47. We’re about half way between Norwich and Great Yarmouth.
From the A47 turn north on to the B1140 (towards Wroxham and S. Walsham) and follow this road to the end where there is a T junction. Turn left (signposted to Wroxham and Salhouse - B1140) and follow this road around a sharp right hand bend and into Panxworth. We are less than ¼ mile up the hill on the right, past all the houses (there aren't many) and a length of hedgerow. You might glimpse the barns through gaps in the hedgerow but you will see the top of our drive (it slopes down, away from the road) with Cotenham Barns signs on either side. At the bottom of the drive bear left towards the house and barns.
From North Norfolk head south towards Norwich and then head east when you reach the A 1270 Broadland Northway (opened April 2018 - might not be on your map/SatNav). Take the first exit at the Salhouse and Rackheath roundabout (B1140) and after approx. 5 miles there is a T junction at Scott's Corner. Turn left and Cotenham Barn is the second drive on the left - about 75 yds.
