Such a welcome stay in Edinburgh

Gareth could not have been more pleasant or helpful, he helped us with our luggage, gave us a welcoming coffee and shortbread and described all the tourist opportunities for our brief stay.

The most friendly B&B ever!

I had a lovely, spacious room in the dungeon (=basement), as Gareth put it, joking as always. My bed was just perfect, not to soft, not too hard, just good for good dreams.

Everybody at Fraoch House are friendly, but Gareth is really special, so friendly and helpful. You do not have to feel lonely even if you come alone, he has always time for a lovely chat, many chats if you want to. It would be difficult to find a happier or more positive person.

Felt right at home!

We (two friends from the Netherlands) stayed in Froach house for four nights to visit the city. We had a great time: the city is wonderful, and we felt right at home in Fraoch house. We had a beautiful and warm room, comfortable bed, good shower (hot & lots of water), with everything we needed, like a tv and a kettle to make tea, fresh water, soap, shampoo etc. Gareth is an extremely good and friendly host, and did everything to make our stay excellent. Nothing we did not like. It takes about 30 minutes to walk to the city center, but it is very easy and cheap to get there by bus if you don't feel like walking.

I was there one night for business and wanted a stylish, homely, affordable place to stay (which isn't easily found in Edinburgh, in my experience). Fabulous - totally fabulous!

Thoroughly enjoyed our stay.

From the time that we arrived Gareth was extremely helpful (helping us get parked, get our luggage in and get directions to gas and car return quickly) and friendly. Our room was really roomy and nice (very nicely decorated, comfortable and clean). We looked at the garden and took advantage of sitting out there to relax after long days of exploring the city.

Have been here with my partner for the third time can park car 20mins walk right up to princes street and we have found a short cut to get down into Leith and there is lovely quirky wee pubs and cafes on the way. Gareth the owner is a great host, chatty takes time to ask about your day what your up to, the room we asked for is well worth the money very roomy the power shower is fantastic breakfast great choice, only one wee niggle black pudding, tattie scones would be nice,we will b back. Everything worked and was of a high standard. This should be the norm but it usually is not. The WiFi worked in the bedroom and so did the TV - at the touch of a button. The water was hot.

What a great place to stay, Gareth could not be more accommodating. We loved every
bit of the stay, from the large, comfy room to the wonderful breakfast each morning. There is plenty of parking if you drive, or just a short 2 block walk to the main road for restaurants, drinks, or a bus downtown. We will be back to Edinburgh as well as Fraoch house, it truly is one of the best places we have stayed. Read more

The Fraoch House was easy to find and check-in was a breeze. Kat greeted us with a smile and was very welcoming. The room was very clean and even though our bathroom was across the hall, it was private and we had no issues with it. The free wifi wasn't slow and we had no problems with it. Excellent stay. We had a lovely room with a small garden. A good size room and very comfortable beds. Great location too only 20 mins walk from princess street or catch a bus no 11 and stop exactly infront of the house. Garet and kat are great hosts and very friendly. We received a very warm welcome from the host who showed genuine interest in our "mission" and gave us valuable information to make the best out of our day-and-half visit to Edinburgh. We had ample space along the street to park our motorbikes, The Froach House is at a twenty minute walking distance from The Royal Mile. Perfect choice to celebrate our 50th Anniversary.

We enjoyed three nights in the middle of Edinburgh, Scotland staying in a beautifully appointed very large bedroom with large sitting area. It was our first visit to Edinburgh. This is a wonderful B&B. if you look on line it exceeds everything written. Terrific host Garreth with the best potato waffles you could ever have. wonderful long weekend

we stayed 2 nights and I cannot praise Fraoch house high enough. the welcome was fab, the staff attentive and polite, the room was perfect (room 6) and the breakfast was the best i have had anywhere. We were happy with everything but other people made requests (ie flowers in their room) and nothing was too much trouble. Friendly and Modern

Everything was perfect except for the mattress

My wife and I were on a 3 week trip in Great Britain that took us from London, up through Scotland, and down through Ireland. We stayed in a total of 7 hotels and 9 bed and breakfasts during our trip. Communication was excellent with every place we stayed. I will focus on; the room, the common area, the host, quality of wifi (which was important to me) and quality of the breakfast.

Wonderful Stay

I had a wonderful 3 nights stay here. I was welcomed with a very friendly greeting. I was amazed at the size of the room that I had and it had everything I needed. The decor was lovely and I had a corner sofa in the room as well. The breakfast is amazing they cater for everyone. Nothing to much trouble even ran us to the station when our taxi did not turn up.

Location for us was good had relative stay in centre they complained of noise but it was quite where we stayed. They thing about the location is that is all up hill into town, but at the top of the road there are plenty of buses into town 1 about every 2 minutes. Read more

Garath was great, very prompt in responding to our booking and very friendly when we arrived. The rooms were lovely - modern and clean, and very comfortable. Breakfast was excellent with a full range of continental breakfast items as well as a great choice of hot breakfasts as well. It's about 30mins walk to get to The Royal Mile, but there were several buses that will get you there quicker, or that you can take if the weather isn't so great. Read more

Overall fraoch house is well situated within easy reach of the city centre a short 15 minute walk. The ocean terminal is about 25 minute walk. There is a bus stop just outside which will take you to either of these. The staff where very welcoming on arrival. As with most b&bs people read reviews and Fraoch house had very good reviews, overall 5 stars. I could see nothing special about this b&b. It is just an adequate place to stay for a night or a few days and nothing more. Over rated. Read more

Final two nights of a hectic one week tour. Hotel was best of the lot although a couple of points stopped it being excellent. Shower pressure not great and loose drawer front on wardrobe - just a niggly point really - didn't spoil my stay. The location, on the top floor (in the roof) wasn't ideal - but I suppose someone has to be there. Warm welcome

I was only able to stay one night. It is a great location for visiting Edinburgh. I was greeted warmly, room was very comfortable, bathroom lovely, very helpful so I was able to quickly get cash and get a great dinner. And had a lovely smoked salmon breakfast! Nice B&B with easy access to everything

Gareth is a great host, very knowledgable and friendly. About 10 minutes walk to town (uphill, usually into the wind:-) ).

The only problem was the bathroom in my room (#7). Avoid this at all costs. The room has been set up for disabled guests and as such when you shower water goes everywhere (no shower curtain) and you need to mop up the water.

All that said, I would stay there again but not in room 7. Read more

My mum and I stayed in the twin room. This was a treat for her 70th birthday and Gareth couldn't have been more friendly and helpful. He allowed us to leave our bags when we first arrived from the sleeper train and even offered us breakfast. At the end of our stay our train didn't leave until 11pm, so Gareth allowed us to leave the bags there and collect later. The breakfast was lovely and the staff very helpful. Our shower wasn't working but Gareth sorted it out very quickly. Read more

I stayed for two nights. I was greeted warmly as soon as I arrived. This is a good bed and breakfast with great access to the City Centre which is within walking distance. We parked in front of the house which was a bonus. Our room was large and well furnished in a modern style. Breakfast was good. The host was lovely, very friendly and helped us to see as much of the city as we could in a limited amount of time. 10 out of 10 for friendliness. Read more

Fantastic felt like home away from home

Although this property is a short walk from the centre it was warm and inviting to come home to Gareth was an excellent host, very accommodating to our needs. A top rate service the bedroom was an excellent size, clean, tidy and having the tea and coffee station with sortbread and sweets, large towels your own TV wit DVD player makes it feel that little bit special at an excellent price. It was fine for us but it is a short walk (15-30min) from the main attractions however this place is top notch so you deal with that and it is on a bus route.

Fantastic B&B - we'll be back. It certainly lives up to the many recommendations.

Gareth has a lovely place there and is a great host. The room was stylish, comfortable and clean. DVD selection, free internet access. And then the breakfast - delicious. The area is a nice walk from Princess Street away and makes you feel like a local. Had some great Fish & Chips and found an authentic Scottish Pub near by. Very pleased with our stay. a comfortable freindly geust house close to the centre of edinburgh either walk it or use the frequent bus service to anywhere around edinburgh.
the rooms are are comfy good facilities and very comfy beds. In the morning go down to a great welcome and an even better breakfast, from porridge, cereals, fruit to full scots breakfast, oh and smoked salmon what more can you ask for except directions to the bus which gareth gives out every morning for newly arrived geusts. Fraoch House has recently added a wheelchair friendly room. It is equipped with a disabled wet room.
