Our Single en-suite room is our ground floor wheel chair friendly room on the ground floor. It is equipped to the high standards of our other rooms but has a double bed instead of a king size bed and an en-suite wet room and is our smallest room. The location of the room is next to our kitchen so there will be some noise in the mornings at breakfast time.

Gareth could not have been more pleasant or helpful, he helped us with our luggage, gave us a welcoming coffee and shortbread and described all the tourist opportunities for our brief stay.

I had a lovely, spacious room in the dungeon (=basement), as Gareth put it, joking as always. My bed was just perfect, not to soft, not too hard, just good for good dreams.
Everybody at Fraoch House are friendly, but Gareth is really special, so friendly and helpful. You do not have to feel lonely even if you come alone, he has always time for a lovely chat, many chats if you want to. It would be difficult to find a happier or more positive person.

We (two friends from the Netherlands) stayed in Froach house for four nights to visit the city. We had a great time: the city is wonderful, and we felt right at home in Fraoch house. We had a beautiful and warm room, comfortable bed, good shower (hot & lots of water), with everything we needed, like a tv and a kettle to make tea, fresh water, soap, shampoo etc. Gareth is an extremely good and friendly host, and did everything to make our stay excellent. I was there one night for business and wanted a stylish, homely, affordable place to stay (which isn't easily found in Edinburgh, in my experience). I am so pleased that I took a chance on Fraoch House. From the time that we arrived Gareth was extremely helpful (helping us get parked, get our luggage in and get directions to gas and car return quickly) and friendly. Our room was really roomy and nice (very nicely decorated, comfortable and clean). We looked at the garden and took advantage of sitting out there to relax after long days of exploring the city.

We have just returned from a 2 night stay at the Fraoch House. It was our first time staying at a B&B and we loved it!
Gareth welcomed us when we arrived and he was lovely. He gave us a map of Edinburgh and explained everything we needed to know about transport etc.

Have been here with my partner for the third time can park car 20mins walk right up to princes street and we have found a short cut to get down into Leith and there is lovely quirky wee pubs and cafes on the way. We received a very warm welcome from the host who showed genuine interest in our "mission" and gave us valuable information to make the best out of our day-and-half visit to Edinburgh. We had ample space along the street to park our motorbikes, The Froach House is at a twenty minute walking distance from The Royal Mile. My wife and I were on a 3 week trip in Great Britain that took us from London, up through Scotland, and down through Ireland. Location for us was good had relative stay in centre they complained of noise but it was quite where we stayed. They thing about the location is that is all up hill into town, but at the top of the road there are plenty of buses into town 1 about every 2 minutes. Read more

We sat down and were made to feel comfortable from the start, they seemed genuine in their attempts to make sure we had the best time for ourselves. Overall fraoch house is well situated within easy reach of the city centre a short 15 minute walk. The ocean terminal is about 25 minute walk. There is a bus stop just outside which will take you to either of these. The staff where very welcoming on arrival. As with most b&bs people read reviews and Fraoch house had very good reviews, overall 5 stars. I could see nothing special about this b&b. I was only able to stay one night. It is a great location for visiting Edinburgh. Gareth is a great host, very knowledgable and friendly. About 10 minutes walk to town (uphill, usually into the wind:-) ).
The only problem was the bathroom in my room (#7). Avoid this at all costs. The room has been set up for disabled guests and as such when you shower water goes everywhere (no shower curtain) and you need to mop up the water.

My mum and I stayed in the twin room. This was a treat for her 70th birthday and Gareth couldn't have been more friendly and helpful. He allowed us to leave our bags when we first arrived from the sleeper train and even offered us breakfast.
