East Lodge is a two storey building The ground floor comprises of a large well-equipped kitchen diner with dishwasher, washing machine, and range cooker leading to a separate dining room with open fireplace and working wood burner. The lounge flows from the dining room with the adjoining fireplace and wood burner. In keeping with the property, the French chic flows with comfort and style in the relaxation of the lounge area, the views from the rooms on the ground floor are that of the natural grounds within the estate. The lodge also comprises of three double bedrooms, all of which offer stunning views over the South Downs and elegantly furnished, a family bathroom with roll top free standing bath, walk-in shower. In attention to detail, no stone is left unturned in detail, underfloor heating throughout, central heating, double glazing, housekeeping weekly and private parking. The gardens of the lodge are well managed and boasts a well equipped summer house set in a walled garden complete with sun terrace, eating area and BBQ. With the lodge being set within a private estate you have uninterrupted views of the Down and the sunsets are glorious not to mention the wildlife, deer are seen daily foraging around the lodge along with many other local wildlife.

Description
Welcome to East Lodge, a grade two listed building set on a 85 acres private estate set within the South Downs National Park. East Lodge was built 1870 circa. and designed by E M Barry, Architect, architect to the Royal Opera House, London. The lodge has many of the original features such as the stone circular turret in the southeast corner of the property with a conical roof which offers a glorious stone spiral staircase internally. East Lodge is a two storey building. The ground floor comprises of a WC, a large well-equipped kitchen diner with a dishwasher, washing machine, and range cooker leading to a separate dining room with open fireplace and working wood burner. The lounge flows from the dining room with the adjoining fireplace and wood burner. The French chic compliments the character of the property throughout. The beautiful stone spiral staircase leads to the first floor which comprises of three elegantly furnished bedrooms, sleeping up to 6 people all of which offer stunning views over the South Downs. There is family bathroom on the first floor with a roll top freestanding bath and a walk-in shower. No stone is left unturned when it comes to detail, there is underfloor heating throughout the downstairs and in the family bathroom, central heating, double glazing, cotton sheets and casper mattresses. There is private parking for up to three cars as well as electric gates to enter the park. The lodge is surrounded by a private enclosed garden which is well maintained. There is summer house, sun terrace, an eating area and BBQ. With the lodge being set within a private estate you have uninterrupted views of the South Downs the sunsets are glorious not to mention the array of wildlife, deer are seen daily grazing around the lodge.
East Lodge is located in the peaceful and picturesque village of Bolney, West Sussex in a recognised Area of Outstanding Natural Beauty (AONB) which is abundant with wildlife and mature trees and offers far reaching views towards the South Downs National Park. Bolney is a delightful small village with highly regarded local pubs as well as an award-winning wine estate. Bolney is the perfect base for exploring the many delights of West Sussex, the South Coast as well as the neighbouring counties of East Sussex, Kent and Hampshire. Bolney has excellent access to all major routes (A23, M23, M25 and A272). Brighton is only a 20 minute drive away and Central London is just 1 hour away by train. Guests using the airport will only have a 20 minute journey from Gatwick. Due to the rural location of the property, we would recommend having a car. Rail stations are close by in Haywards Heath and Burgess Hill as well as local shops and supermarkets. Major supermarkets such as Waitrose, Tesco and Sainsbury’s will deliver groceries to East Lodge if you pre-order.
