Lut's B&B Information


Lut’s B&B, where Melanie is dancing under the walnut tree. Grange farm is a beautiful 300 old year listed, renovated farmhouse, nestling in acres of Lincolnshire fields, situated 5 miles from the centre of historic Lincoln and 2 miles from the A46. We upgraded and restyled the house to create a modern feel without losing the character, leaving the original features of beams, fireplaces and winding stairs to the attic room. Once through the door the house wraps itself around you and gives you that homely feeling where you can completely unwind. The quietness of the house and the beautiful surroundings ensure you get a good night’s sleep. The combination of the warm homely feel of the farmhouse with the luxury of well dressed soft beds. From very spacious to pretty and quaint all the rooms welcome you into their relaxed atmosphere. Before you go to bed, you can start looking forward to next morning’s breakfast. You pick your breakfast from our outrageous breakfast menu that offers the best to everybody’s taste and health, from indulges to healthy. We are vegetarian and vegan friendly and free from’s are not a problem. Sit at our big table and enjoy views of the courtyard, wilderness, rabbits, pheasants. In our guest lounge you can relax with a hot drink from the coffee/tea corner, enjoy reading a book, watching telly or picking a DVD, or playing a board game and having a chat with another guest. On cold days we lit the fire to give you that homely cosy feeling. Our house is surrounded by horse paddocks of 56 horses who found their home at my husbands DIY livery. You can watch the horse life where owners and horses play in the big manage and indoor school. Our location is a big asset and offers lots of things to see, do and experience for those who love 'the in the middle of nowhere feeling ' and can enjoy the country side, discover the beauty of rolling Lincolnshire. Booking Terms and Conditions


Our house is a three hundred year old listed farm house. Unfortunately that restricts mobility. There is stairs to go to the rooms on the first floor, three more to the Hayloft (our ensuite double room) and also three more to Grannies our double room with shower on the landing. There is a banister. The Pretty attic is on the 3th floor, up winding stairs with banister, as you can see in pictures. The shower and toilet for this room is on the 2nd floor. The ground floor is wheelchair accessible but there is no toilet on the ground floor. There's no ramps or lift in our house.


  • Road from A46 (2.0 miles)
    When you come on the bypass from Lincoln or the A46 and reach North Hykeham roundabout(south) you drive direction Mc Donalds sign and turn right before Jet petrol station. At T junction turn left to South Hykeham church follow sharp bend left, past North Hykeham sign, on left you see a silver sign, Grange Farm/Bruce’s DIY livery/Lut’s B&B (just past a pair of bungalows) Come up the drive to the green-grey metal gate for the house. Park in front and come in front door and I will welcome you.
  • Train from North Hykeham station (2.0 miles)
    From the station you can walk or take a taxi. East along Station Road straight over traffic lights, down Moor Lane right at traffic lights. Down Mill Lane towards South Hykeham, past small roundabout. Luts B and B silver sign is 200 meters on right.
  • Bus from Lincoln city (5.0 miles)
    You take the 27 and get off at the stop on Barrets new housing estate near the Coop. Walk out of the estate, (past the CooP)go right along Mill Lane towards South Hykeham, walk 200 m until you see our silver sign Grange Farm/Bruce's DIY livery/ Lut's B&B. Come up the drive to the green-grey metal gate at the house. Through the gate, I will welcome you at the front door.
  • Train from Newark Northgate train station (11.0 miles)
    Take a taxi direction Lincoln.
