A two bedroom cottage with a double and twin bedroom and a bed settee in the living room. The cottage is accessed by way of steps to a private balcony leading to the front door and a large living/dining room which is fitted out to accommodate six people. There is a panoramic window looking out to the abbey and the countryside beyond. There is a digital flat screen TV/radio with iPod docking and a DVD player - separate music centre. A half flight of stairs leads to a fully fitted kitchen which includes a gas hob, electric oven, microwave, fridge/freezer amongst other things. On the other side of the hall is the bathroom with a bath and shower over. A half flight of stairs takes you to the two bedrooms with fitted wardrobes. All bedlinen and towels are provided. This cottage has it's own pergola with garden furniture for outdoor eating and entertainment. On-site parking.

There is a dining area at one end of the living room. A half flight of stairs takes you to a fully fitted kitchen with gas hob and an electric oven, microwave, dishwasher, fridge freezer amongst other things. O n the other side of the half landing, a fully fitted bathroom with a bath and shower over. A further half flight of stairs, takes you to the bedroom with a comfortable double bed fitted wardrobe and dressing table area. Bedlinen and towels are provided. On-site private parking and free Wi-Fi.. Recently built to full residential standard, each cottage offers exceptionally comfortable modern accommodation. The cottages are built on a hillside and set in several acres of wooded gardens which lead to pedestrian access to the town centre. Full gas central heating and double glazed throughout. On site parking means you can leave your car behind and walk to town to enjoy the many amenities and facilities to be found on your doorstep. These include proprietor owned shops , a supermarket and a range of pubs , cafes and restaurants - in each cottage, there is an information folder with sample menus. Visitor attraction include a 12 century abbey, Mary Queen of Scots house and the Castle Jail. There is a Gateway Visitor Centre for information of what to see and do in this enchanting area of Scotland. A great base to explore a wide geographic area to Britain or just relax and chill! The properties may not be suitable for people with walking difficulties due to the number of steps.

Description
The Scottish Borders offers an unhurried way of life. Our wonderful countryside offers quiet roads, history and heritage, castles and country homes. In addition, glorious sandy beaches and an awesome rugged coastline are all within an hours drive. Come and stay for a few days or longer at Larkhall Burn 4* the perfect base for a visit to the Scottish Borders and beyond. A wealth of things to do and see within an hours drive, encompassing Edinburgh and the Highlands to the north, Hadrian's Wall, Alnwick Castle and Gardens to the south, Holy Island and St Abbs Head to the east, and St Mary's Loch to the west. Our self-catering cottages are situated on the hillside each with it's own balcony, affording views of the town and surrounding countryside. Each cottage is purpose built offering modern comfortable accommodation, which is fitted out to the highest standards and includes gas central heating and double glazing. The location is within minutes walk of the town centre and all its amenities and facilities, so you can leave the car behind in the on-site car park and enjoy a choice of restaurants, pubs, (some with local evening entertainment) a fitness centre with 25m swimming pool, tennis and squash courts. There are regular farmers and continental markets held in the town centre; annual festivals include the Jedburgh Callants Festival at the end of June and the beginning of July; Jedburgh Half marathon in October and rugby at The Riverside. There is an excellent Gateway Visitor Centre for information of, " What to see and do", during your stay. The cottages provide seclusion and privacy. Local visitor attractions include a 12th century abbey, Mary Queen of Scots house and a Georgian Reform Jail, as well as waymarked walking and cycling routes - (bicycle hire nearby). Accessibility
All our cottages are situated on a hillside and are accessed by a number of steps with handrails or ramps. The location has made it impossible for us to provide wheelchair access and we have a building relaxation from the local planning authority. Anyone with walking difficulties may find our properties unsuitable. However once you are in your cottage, you will find the views outstanding and each cottage has it's own private balcony but there are no bathroom facilities on ground floors. The location of the cottages is a rural environment and yet you are very close to all the town's facilities and amenities. STOP PRESS (09/11): We have just completed a new car park which gives easier pedestrian access to our cottages and avoids using so many steps. The proprietors live on site and are able to offer any assistant required for guests with minor mobility difficulties.

Road from Edinburgh (40.0 miles)From any direction join the A68 Edinburgh to Newcastle road. Once you have arrived in Jedburgh take the town centre Canongate Road which will take you to the Market Place. Go straight across into Exchange Street. Almost immediately go left into Burn Wynd. Go to the end of the road and Larkhall Burn is in front of you. Drive past a house on your right and the guest car park is behind the outbuildings on the left. Look forward to seeing you. Bus from Edinburgh / Newcastle (50.0 miles)There are local bus services to both cities in addition to a National Bus Service. The bus station in Jedburgh is a short walk away from the cottages. If you are travelling by bus we can usually arrange to meet you at Jedburgh bus station to help with luggage. Please give us a call. There is new scenic rail link from Waverly station, Edinburgh to Galashiels in the Scottish Borders and a bus service for the remainder of the journey to Jedburgh.
