The Villers Room is located on the second floor. It is full en-suite with a walk-in shower. This compact room, at the rear of the house, has views over Brighton’s rooftops towards the sea and the i360 observation tower. Named after Francis Villiers, Countess of Jersey, she was the favourite mistress of George IV for more than nine years. There is a double bed, dressed with cushions and fabrics in various shades of beige, which, together with the quirky ornaments, create an atmosphere that is fresh, calm and relaxing. The room enjoys tea and coffee making facilities, a decanter of sherry, flat screen TV with Freeview, luxury toiletries and plush towels.

The Prince Regent Room is named after the man who, as well as building the Royal Pavilion, did much to popularise Brighton as a fashionable resort; this well-proportioned en-suite room on the first floor enjoys a view of the sea from its bay window. Fitted with a king-sized bed, the elegant antique furnishings combine with the green and gold fabrics to give the room a warm, inviting, colonial feel. The room is fully en-suit with a walk-in shower. It has conventional tea and coffee making facilities as well as a Tassimo coffee machine and fridge. The Brunswick Room is named after Caroline of Brunswick, the wife of the Prince Regent and later Queen of the United Kingdom when the Prince became King George IV, this spacious second floor room at the front of the house has views towards the sea from its bay window. Chinese inspired accents such as the soft blue and white lamps, antique porcelain and the beautiful vintage Chinese style fabric of the day cushions that enrich the king-size bed, evoke a feeling of peace and tranquillity. Description
27 Brighton is a small Georgian town house built in the early part of the 19th Century. As inspiration for its interior decoration, we have taken the City’s Regency heritage, seen at its most flamboyant in the Royal Pavilion. Each of our five guest rooms is named after someone or something associated with the Prince Regent, later to become King George IV, who built the Pavilion and first established Brighton as a fashionable seaside resort. We hope that you find it interesting, comfortable and relaxing. Situated in vibrant and diverse Kemp Town 27 Brighton is just 200 meters from the seafront and within a few minutes' walk of all the City’s major attractions, including the Royal Pavilion, Brighton Pier, British Airways i360 and the famous Lanes; 27 Brighton is the ideal base for your visit. Brighton is an exciting and cosmopolitan city, and whether you are here for business or pleasure we’re here to make sure that you to get the most from your stay. After living in London for a number of years, we decided to take a break and move to Cape Town, South Africa to develop and manage our own boutique guesthouse. After a few years, we simultaneously developed, built and managed a second property at the seaside in Hermanus, within an hour and a half drive from Cape Town. During 2018 and 2020 we sold both properties. It was our long term plan to return the UK and during COVID, we arrived in the UK, took a few months in search of a property along the South coast and found the beautiful 27 Brighton.

27 Brighton has no private parking
The following options are available to guests traveling to Brighton by car:
1. On street parking around Queens Park (West Drive, Brighton BN2) - This is metered parking about a three minute walk from the bed and breakfast. It costs £6.50 for 24 hours and is paid on a daily basis at parking meters or via text (details by parking bays) or download the PayByPhone App (available on Android, Apple and Blackberry)
2. On street parking along Freshfields Road, BN2 - This is metered parking about a five minute walk from the bed and breakfast. It costs £6.50 for 24 hours and is paid on a daily basis at parking meters or via text (details by parking bays) or download the PayByPhone App (available on Android, Apple and Blackberry)Please Note that at both these locations, the signs appear to say that you can only park for 11 hours. These are the chargeable hours. Parking is free on these streets from 21:00hrs to 09:00hrs.
3. Visitor Parking Scheme - This scheme allows visitors to park anywhere in the Kemp Town residents' parking zone (Zone C) by displaying a ticket obtained from a qualifying business. All the parking in the streets surrounding 27 Brighton, including Upper Rock Gardens is in Zone C. We can supply you with tickets at a cost of £10.00 for 24 hours.
Directions
Head south on the M23 until it becomes the A23. Follow the A23 up to the Palace Pier, turn left onto the A259 for Rottingdean and Newhaven. Turn left at the first set of traffic lights, into Lower Rock Gardens. Drive up through the next set of traffic lights. The house is on the left as you drive up the hill at the junction of Edward Street. Or you can turn left when you come to the Royal Pavilion and enter Edward St. at the first set of traffic lights turn into Upper Rock Gardens.

Air from Gatwick Airport (28.0 miles)By Train: There is a direct train service from Gatwick Airport to Brighton Station (approx 30mins). Once at Brighton station you can either take a taxi or walk (approx 20mins) By Car. From the airport head south on the M23 (then A23) towards Brighton. Follow the A23 to Palace Pier, turn left onto the A259 for Rottingdean and Newhaven. Turn left at the first set of traffic lights, into Lower Rock Gardens. Drive up through the next set of traffic lights and 27 Brighton is on the left hand side.
