The Rob Roy Guest House Information


The Rob Roy is a traditional 7 bedroom B&B Guest House, with 4 bedrooms en suite plus free WiFi. We are situated only 10-15 minutes down hill walk to Folkestone Harbour, beaches, the town centre & restaurants etc. It is only 10 drive minutes from the Channel Tunnel and 20 minutes from the Dover ferries and the Eurostar passenger trains at Ashford. We are also perfectly positioned to explore the Garden of England and its many attractions, for example: beautiful beaches and promenades, historic castles, coastal parks, The North Downs Way, wild life parks, The Battle of Britain Memorial and Museum, Dover Castle and much more! A warm welcome awaits you from Sarah and Jim who offer you a comfortable cosy stay, with a fine choice of breakfasts to see you on your way. Cooked breakfast weekdays is from 8-9am, weekends from 8.30-9.30am, but early cooked breakfasts from 7.30am (8am weekends) can be booked on arrival. An extensive buffet breakfast is supplied for those guests leaving earlier. Notes: We operate a no smoking policy, Dogs are welcome here. Room 1is a fully refurbished ground floor ensuite room with door leading to the Rob Roy owner’s private garden where you may sit outside in your own patio area. Dogs can use the garden while supervised from our other rooms by a key coded security gate accessed from the front of the building. Accommodation is available throughout the year,with the exception of Christmas (24th - 26th December) and other publicised times. Check-in time: From 4:00 pm or telephone if earlier ETA. Check-out time: 10:00 am. WHEN BOOKING, please enter an approximate time of arrival under 'SPECIAL REQUIREMENTS' to ensure we are available to meet you! Our Family room sleeps up to 6, in a double bed, bunk-beds and a Z-bed or cot. The top bunk beds is not appropriate for children over the age of 12.

The Rob Roy is a 7 bedroom detached Guest House of 1907 era. We are however located on a sloping road with steps into the house. Access dimensions are in our full access statement on each of www.robroyfolkestone.co.uk web pages The rooms are set on 3 levels; one double ensuite is on the ground floor. 4 more rooms are on the first floor and the last 2 are on the top floor. Main Entrance & Reception • There is a fixed grab rail on either side of the steps. The main step leading to the front door has a height of 19 cm. There are two further steps of 7 cm and 14 cm. • We have a double outer door (kept unlocked) which can be opened to a width of 100 cm. The inner main locked door gap is 85 cm wide. The door step into the entrance hall is 14cm high. • All areas in the guest house are carpeted except the toilets and shower rooms on the upper floors which have waterproof, non-slip flooring. • The reception area has an internal bell/buzzer for guests booked in.


  • Road from Channel Tunnel & M20 (5.0 miles)
    On exit road past the Total petrol station, well past it bear left up slip road to Folkestone. Turn right at Traffic lights continue to the Roundabout. Take 3rd left A20 to Folkestone & Dover. At roundabout bear left onto the M20 motorway come off at next Junction 13. Go over the motorway. Left at roundabout follow signs to 'the harbour 3 more roundabouts take 3rd left for 'the harbour' along Hill Road, at its end you bear right joining Dover Road. We are down on the right past Joyes Road.
  • Train from Folkestone Central railway station (1.25 miles)
    From central station turn left, straight over at roundabout, straight over at traffic lights, turn left at T-junction. At Black Bull pub turn right, at T-junction turn left into Dover Road. Rob Roy 100m on left opposite Stuart Road. By bus, no 116 will take you from Central Station to Dover Road at 28 minutes past the hour or take a 71/71a, 74 or 16/16a/16b to bus station and change to 92 for Dover Road. Ask to stop near The Rob Roy Guest House, Dover Road.
  • Bus from Folkestone Stn or Bus Stn (1.25 miles)
    The No: 116 will take you from Central Station to Dover Road at 28 minutes past the hour or take a 71/71a, 74 or 16/16a/16b to bus station and change to 92 for Dover Road. Ask to stop by The Rob Roy Guest House, Dover Road.
  • Boat from Dover harbour by road (9.0 miles)
    From Dover Ferries, come on the A20 (like a motorway) up a big long hill, it levels off at the top. As it starts to go down hill take the slip road left to Capel-Le-Ferne & Folkestone. Through 40mph in Caple, past The Valiant Sailor Pub on the left, then you come down a steep bendy hill. Take the slip road left off that hill into Folkestone, this is Dover road. Continue on at junction straight down the hill . We are down the hill on the right just past Joyes Road & opposite Stuart Road.
  • Road from Dover to RobRoy via B2011 (10.0 miles)
    At 1st roundabout take 1st exit onto A20. Continue until you reach a roundabout. Take 2nd exit (turn right) into York Street the A256 dual carriageway. Continue 300m to a roundabout. Take 1st exit onto Folkestone Road (B2011) for 5 km until you reach a double roundabout. Take 2nd exit (straight over) then 1st exit (straight over) on to New Dover Road (B2011)). Continue for 5 km until you reach a roundabout. Take 1st exit onto Hill Road. Continue for 800m and Rob Roy will be on the right.
