Description
We are located on the A52 approx 12 miles from Boston 9 miles from Skegness and 1.5 miles from Friskney Village centre. Where you will find the village shop , the Anchor public house and the parish church. Our house is surrounded by flat open farmland. We are based in a central location within easy reach of Historic Boston with St Botolph's church Maud Foster windmill 12 miles to the south and Skegness with Fantasy Island, Bottons Funfair, Butlins Funcoast World, Natureland seal sanctuary, Gibraltar point and soft sandy beaches to the north just 9 miles away. For keen anglers there is day fishing at Green Haven next door and for birdwatchers 15 minutes by car there is RSPB Freiston Shore and the Wash salt marshes. The Lincolnshire Wildlife Park is 3 miles away just the other side of Friskney village. The market town of Wainfleet is 4 miles away where Batemans brewery is based and the railway Station with regular services to the midlands and an excellent fish and chip shop. 8 miles further inland we have the market town of Spilsby on the edge of the Lincolnshire Wolds, not far from the aviation heritage centre at East Kirkby. We also have the Battle of Britain Memorial Flight visitor centre at RAF Coningsby 23 miles away.
Covid-19 . We have taken steps to ensure your safety while staying with us. Any information will be e-mailed to you at time of booking or you can find the latest information on our website. Please be rest assured the room has been deep cleaned and a 24 hour window between bookings where possible. We are asking guests on arrival in the drive to ring Emma on her mobile 07841041685. She will then greet you on the patio area when you walk through the gate down the path. Emma will be wearing a mask, payment preferably by card will be taken at this point, if not already paid online. The keys are already in the room, so there is no contact made. We are asking guests on departure to leave the keys near the kettle. Hand sanitizer is available in the room the bathroom and the conservatory, which is solely for guest use. We only have the one double room, there is no contact with other guests.

Accessibility
The sunrise room is part of sunset house, it is an attached ground floor annexe. On arrival you turn off the main A52 on to our gravel driveway. Parking is to the right as you enter the drive on gravel hard standing. Your first point of contact will be our back door which is about 14 meters along a level path. Access to the accommodation is across the yard from the back door about 5 meters and then up a 12cm step to the door, which is 70cm wide and leads into the porch, then immediate right into the room through a 68cm wide door. In the room which is 3.3m x 3.0m, there is a door into the conservatory 80cm wide with a virtually flat threshold and the door into the bathroom 62cm wide. The conservatory lounge/dining area is a spacious 7.5m by 3.5m in area. From the conservatory there are both a single door 75cm and double door 155cm,leading into the garden. The outside garden area is generally flat and guests are welcome to use any area not marked private.

We are on the actual main A52 Boston to Skegness road and Not in Friskney village centre. The village Centre with shop, post office, church and pub is 1.3 miles away. We are in between The end of Parishes lane and Greenhaven Fishing lake and Holiday site. We are on the same side of the road as Greenhaven.
